Despite the higer price per squarefoot (psf) of new smaller units, more private property buyers are choosing the smaller units over the bigger ones.

This trend became apparent especially after the TDSR (Total Debt to Service Ratio) that was introduced in June by the Monetary Authority of Singapore.

Analyst attribute that units below $1 million remain the most popular even after TDSR measurements and expect private property prices to remain stable albeit lower transaction volumes.

As the TDSR remain the single most important criteria for quantum of loan applications, analyst predict for the next 12 months, the smaller units will still be more popular as buyers sort to lay their hands on their dream home.

Also, TDSR measurements has resulted in many developers reluctant to give furniture vounchers to entice buyers to buy as this is included in the sales price. Instead, developers are now focused on incentivizing property agents by giving higher commissions.
